Buying property in Spain is usually messy.

Different rules, different paperwork, plenty of traps.
I learned this the hard way.

After nearly two decades in the UK, I moved to Spain in 2020 - yes, right in the middle of Covid - with a plan to buy land and open a campsite. Not being one for half-measures, I spent a year hunting for the right spot and fighting for that dream.

I saw a lot. I probably saw it all.
I viewed over a hundred properties. Yes, really.  Illegal buildings. Paperwork that exists only in someone’s imagination.
Wells with no permits. Wells with fifty-page permits.
Roofs that leak after the first rain.
And more than one “perfect finca” that just happened to sit next to a pig farm an agent somehow forgot to mention.

After seeing enough - and realising that getting the right permits is almost impossible - and after losing a dear friend in the process, I let the campsite idea go. The grey hairs stayed, but so did everything I’d learned: the contacts, the shortcuts, the nose for red flags, and the quiet reality behind the glossy listings.

And to be clear, I love Spain. I love living here.
Cádiz province is one of the most beautiful corners of the country - Spain’s best-kept secret, really. Coast, mountains, forests, green everywhere, and people who are genuinely warm and helpful.

The mañana thing isn’t laziness or lack of care.
It’s a healthier rhythm of life.
Perfect when you live here.
Not ideal when you’re trying to buy a property with a Northern-European expectation of how things should work.

That gap is where most foreigners get stuck and frustrated.
